A plumbing maintenance plan in Gainesville is an annual agreement with a licensed plumber that covers one whole-home inspection, a water heater service, priority scheduling and member pricing on repairs. First Choice Plumbing runs two tracks: one built for Gainesville city water and one for Alachua County well water. Both are flat priced, cancel any time, and cover Gainesville, Hawthorne and the surrounding counties.

Why most plumbing bills are not actually emergencies

Almost nobody calls us the day a problem starts. They call the day it becomes visible.

That gap is where the money goes. A leak found early is a repair. The same leak found late is a repair plus drywall, plus flooring, plus an insurance claim, plus a week of your life. Gainesville’s housing stock makes the gap worse. Most of this town was built in the 1960s and 70s, which means original cast iron drains, and homes plumbed between 1978 and 1995 sit inside the polybutylene window, where the fittings fail before the pipe does.

You cannot see any of that from the kitchen. Somebody has to go look. That is the entire idea behind the plan.

Who is actually behind the plan?

Will Harrod owns this company, holds the license (Florida Certified Plumbing Contractor CFC1430748), and still runs the estimates himself. Mike handles the service and drain calls. Kim answers the phone and builds the schedule, and she routes jobs by geography so a Hawthorne call and a Gainesville call do not turn into an hour of windshield time you end up paying for.

That is the whole company, on purpose. It is small enough that the person who sold you the plan is the person who shows up, and you can get the owner on the phone. Read the whole story.

What does the annual plumbing inspection actually cover?

Here is the whole list. We print it because most plans do not, and because you should know what you are buying before you buy it. Your member visit takes about 60 to 90 minutes, and you get the findings in writing the same day, with photos of anything we flagged.

Water and pressure

  • Static water pressure reading at the hose bib, and a pressure regulator check if the house has one
  • Main shutoff located, tested and tagged, so you can find it at 2 a.m. without us
  • Hose bibs and outdoor lines checked for drips. Drip repair
  • Visible supply lines inspected for material, age and corrosion, including any polybutylene or galvanized still in service. Polybutylene and galvanized replacement

Water heater

  • Full tank flush to clear sediment, or a tankless descaling visit priced separately. Tankless flush
  • Anode rod pulled and inspected, with a replacement quoted if it is spent
  • Temperature and pressure relief valve tested, thermostat setting checked
  • Expansion tank, venting and connections inspected. Water heater repair

Drains and fixtures

  • Every drain in the house run and timed, so a slow one gets caught before it is a stopped one. Drain clearing
  • Toilets checked for silent running, loose flanges and rocking. Toilet repair
  • Faucets, angle stops, supply lines and the disposal checked. Fixtures
  • Under-sink and water heater areas checked for the stains that mean a slow leak

Well and septic homes

  • Free water test on well water, including iron, sulfur and hardness. Water testing
  • Filtration and softener media and salt levels checked, backwash cycle verified. Well water filtration
  • Pressure tank and well pump cycling observed for short cycling
  • Septic tank located and lids noted on the report if you do not already know where they are. Septic tank locating

Every finding comes with a photo and a plain-English note. If nothing is wrong, we tell you that too.

Why maintenance matters more on North Central Florida water

GRU pulls from the Floridan Aquifer, and the water that comes out of it is moderately hard, right around 140 milligrams per liter as calcium carbonate, which is about 8.2 grains per gallon. That is not a problem. It is a schedule. Hardness at that level puts scale in your water heater and your fixtures a little faster every year, which is why an annual flush is worth putting on the calendar instead of remembering it.

If your hot water smells like rotten eggs, GRU’s own guidance points at the house, not the utility: usually the water heater, sometimes a dirty disposal. Their fix is the one we do, which is flushing the heater annually and swapping a magnesium anode rod for aluminum.

Out on wells around Hawthorne, Melrose, Windsor and Waldo, the story changes. The limestone down there lets iron, sulfur and bacteria into the groundwater, private wells are not regulated, and nobody tests yours but you. That is why the well track of the plan includes a free water test every year. Iron and sulfur removal

What do you get the rest of the year?

You go to the front of the line.

Members get scheduled ahead of non-members on the same day’s board. When it is July and everybody’s heater quit at once, that matters.

No service call fee.

The $69 we charge to come out is waived for members, every visit, all year.

Member pricing on repairs.

Member pricing applies to the work, quoted before we touch anything, so you know the number in advance.

The inspection report is yours.

Written findings with photos, so if you sell the house or file a claim, you have documentation instead of a memory.

We patch every hole we cut.

Members and non-members both. A professional drywall contractor patches behind us. We do not paint, and we will tell you that up front.

Cancel any time.

No automatic renewal, no cancellation fee, no phone tree. If you move inside our service area, the plan comes with you. If you sell, you can hand it to the buyer.

Who should skip this plan?

Plenty of people. If your house was built in the last ten years, everything drains fast, and your water heater is under warranty, you probably do not need us on a schedule yet. Call us in a few years. If you rent, this is your landlord’s call, not yours. If you are handy and you already flush your own heater and know where your shutoff is, you are doing the important parts yourself and you can keep our number for the day you need a licensed plumber for something bigger.

And if you are shopping this because one specific thing is wrong right now, do not buy a plan. Buy the fix. Call us, pay the $69, let us find the actual problem, and decide about a plan later when nothing is on fire. We would rather solve the thing in front of you than sign you up for something you did not need this week.

How does the membership work?

Tell us about your house.

City water or well, how old, what has already gone wrong. Call, text, or book online in about two minutes.

We come out and go through the list.

Sixty to ninety minutes, the full checklist above, and you get the written findings with photos the same day. Nothing gets fixed without your say-so and a price in front of you.

You are covered for the year.

Priority on the schedule, no service call fee, member pricing on repairs, and a reminder next year. Renew if it was worth it. Do not if it wasn’t.

Where is the membership available?

Anywhere we already run trucks: Alachua, Marion, Putnam, Clay, Bradford, Union and Levy counties. See all service areas

Membership questions we get asked

For an older home, usually yes, because one caught problem pays for several years of the plan. For a newer home with no history of trouble, often no, and we will say so. The honest test is whether your plumbing has ever surprised you. If it has, put it on a schedule.

No, and the difference matters. A home warranty is an insurance product with claims, deductibles and a covered-items list. This is a service agreement with your plumber: a real inspection, priority on the schedule, no service call fee, and member pricing on the work. Nobody has to approve a claim before we help you.

No. The $69 is waived for members on every visit, all year. On larger jobs we waive it for everybody, but as a member you never pay it at all.

Water pressure and the main shutoff, supply lines and pipe materials, the water heater including a flush and an anode rod check, every drain in the house, toilets and fixtures, and on well homes the filtration, softener and pressure tank. The full list is published on this page. You get written findings with photos the same day.

Once a year on tank heaters, and annually on tankless with a descaling flush. GRU water runs around 8.2 grains per gallon of hardness, and that scale is what shortens a heater's life. If your hot water smells like rotten eggs, GRU's own guidance points at the heater, and the fix is usually a flush plus swapping the magnesium anode rod for aluminum. Water heaters

Yes. The well track adds a free water test every year for iron, sulfur and hardness, plus a check of your filtration media, salt level and backwash cycle, and we watch the pressure tank for short cycling. Private wells are not regulated by anybody, so annual testing is on you, and this is the easy way to keep up with it. Well water filtration

Cancel any time, no fee, no phone tree. There is no automatic renewal, so if you do nothing at the end of the year the plan simply ends. If you move inside our service area the plan moves with you, and if you sell the house you can hand it to the buyer.
