What a broken one inch line can waste, per the Town of Micanopy. Licensed CFC1430748
First Choice Plumbing is a licensed, locally owned plumber in Micanopy, FL and across Alachua County. We handle leak detection, drain clearing, water heaters, repipes, trenchless pipe lining, well water filtration and septic work for homes in town and on acreage. Our service call is $69 and leak detection is $375, and if we don’t find your leak, you don’t pay. Call or text 352-377-9447.

Micanopy is a town of roughly 700 people about ten miles south of Gainesville, with Paynes Prairie sitting between you and the city. That gap is the whole reason your calls go unanswered. A big shop with trucks stacked up in northwest Gainesville looks at a Micanopy address and sees a long drive for a one hour job, so your call slides to the bottom of the board.
Then there is the other problem. Type “plumber in Micanopy” into Google and most of what comes back are template pages built by companies in Texas, Utah and Ohio that have never driven down 441. They rent the town name, forward the call to a dispatcher, and sell the lead to whoever bids. You end up explaining your leak three times to three strangers before anyone can tell you when a truck is coming.
We are on the other side of that math. Hawthorne to Micanopy is a short trip for us, and Kim in our office batches jobs geographically so our truck is not bouncing back and forth across the county all day. When we say we cover Micanopy, we mean a truck that is already on this side of the prairie.
Not an emergency yet? Read the two minute leak test below before you call anyone.
If you are on Town water, you can check this yourself in about two minutes. No charge, no appointment, and if it comes back clean you just saved yourself a service call.
That test tells you there is a leak. It does not tell you where. That part is ours, and it is $375, and if we don’t find it you do not pay. If your dial is not moving and the bill is still high, call the Town office first, because that is a metering or billing question and it is not something you should be paying a plumber for.
Will Harrod owns First Choice Plumbing and holds the license, CFC1430748. He is not a name on a truck. He still runs the estimates himself, and on the bigger jobs he is on site. Mike handles service and drain calls. Ben is coming up behind him. Kim answers the phone and dispatches the day.
That is the whole company, on purpose. It is small enough that the owner knows every job on the board and big enough to show up when you call. If something goes sideways, you are not filing a ticket. You are talking to the man whose license is on the work. Licensing and insurance
Three different situations, depending on where you sit.
In town, on Town water. Micanopy runs its own small water system and reads about 330 meters by hand every month. Everything on your side of that meter is your responsibility, and the Town says so plainly on its own Public Works page. The Town also publishes what a leak costs you: a broken one inch line wastes between 1,200 and 3,000 gallons an hour, a running toilet can waste 30 gallons a day, and a larger leak can run five gallons a minute. That is why the first sign is almost never water on the floor. It is a bill that does not make sense.
Older service lines under old yards crack, hose bibs drip behind a shrub, and a flapper that seals just fine at night lets go every time the pressure shifts. All of it is quiet, and all of it is yours. Water line repair
Old houses with old pipe. Nearly all of Micanopy is a historic district, with 35 buildings on the National Register and places like the Herlong Mansion dating back to 1845. Beautiful. Also full of pipe that was installed before most of us were born. Cast iron drain line was standard in Florida homes from the 1920s into the mid 1970s, and it corrodes from the inside out over fifty to eighty years. The tells are slow drains in more than one room, clogs that keep coming back after somebody snaked it, a smell that shows up in wet weather, and gurgling when the washer drains. Cast iron pipe lining
Out past the town limits. Once you are off Town water you are on a private well and a septic tank, and North Central Florida groundwater comes up through porous limestone carrying iron and hydrogen sulfide with it. That is the rotten egg smell, the orange staining on the tub, and the laundry that never comes out white. Private wells are not regulated, so nobody is testing yours but you. Well water filtration
Water bill jumped and nothing looks wet? That is the classic Micanopy leak. Call 352-377-9447.

Water bill jumped and nothing looks wet? $375 flat to find it, and if we don't find it you don't pay.
Our flagship. $375 flat to come out and find it, with equipment instead of guesswork, and we write it up for your insurer if there is a claim. If we don’t find it, you don’t pay.
Florida builds on slab, so your supply lines run through concrete with nowhere to look. Warm spot on the floor, pressure drop, water running with everything off. We locate it before anybody breaks concrete.
You have a clog and you want it gone today. That is usually an hour and a half and we are out of your way.
Different animal. A machine with chains and diamond bits mills the inside of an old cast iron line back to smooth. That is a one to two day job and it is what finally stops the clogs that keep coming back.
Tank and tankless, gas, propane and electric, repaired or replaced. If yours is leaking from the tank itself, it is done, and we will tell you that instead of selling you a repair. Water heater repair
Cast iron, galvanized, polybutylene and CPVC out, copper or PEX in. Every hole we cut gets professionally patched.
First Choice Plumbing, NuFlow Certified Contractor. We line the pipe you already have instead of cutting up your floors. Cutting up your house is not the only way to fix a sewer line.

Ask any company you call for their license number and their price to come out. If they will not give you both, you already have your answer.
Same number for both. Tell us what you are seeing and roughly where you are in Micanopy. If it is an emergency we will say so and get you on the board today. Emergency plumber
Not a guess from the driveway. If it is a hidden leak, that is the $375 leak detection, and if we don’t find it you do not pay. You get the number before any work starts, and the $69 goes away on larger jobs.
None of that is a shot at working plumbers. It is a shot at the lead brokers renting your town’s name. Ask any company you call for their license number and their price to come out. If they will not give you both, you already have your answer. Book a Visit Online

Usually, yes. That is the entire point of pipe lining. We pull a liner through the pipe you already have, cure it in place, and you end up with a new pipe inside the old one without a trench through your floor or your yard. It is a good fit for pre-1980 homes with original cast iron, and for the shops and cafes on Cholokka Boulevard that cannot close for a week while somebody digs.
When lining is not the right call, we say so and we repipe. And when we repipe, here is the promise that matters more than any of the technical talk: we patch every hole we cut. A professional drywall contractor comes behind us and closes it up properly. We do not paint, and we will tell you that up front, but you are not left staring at open studs and a pile of dust after we drive off.
If your house is in the historic district, plan on a little more lead time. Anything that touches the outside of the building can involve the Town, and it is easier to sort that out before we start than after.
Then you are our favorite kind of customer, because that is most of what we do east and south of here. Wells, softeners, iron and sulfur systems, hose bibs, horse waterers, barn lines and outdoor kitchens. We will test your water for free and show you the numbers before we quote anything, and if what you actually need is a $400 fix rather than a $4,500 system, that is what we will tell you.
On septic, we handle locating, new tank installs, drain fields, replacements, and abandonment when a property gets tied into something else. Here is where we point you elsewhere on purpose: we do not run pump-out trucks and we do not do septic inspections yet. If that is what you need, say so on the phone and we will point you to the right outfit instead of taking your money for something we are not set up to do.
One thing worth knowing before you plan a new system. Under current Alachua County rules, a new septic system on a lot of one acre or less has to be an Enhanced Nitrogen Reducing system, and there is a rebate program attached to it. That changes the budget and the timeline, so ask about it early.

Waiting is what turns a $375 leak detection into an insurance claim. A slow supply leak under a slab does not stop. It softens the ground, it lifts flooring, it finds drywall, and at some point it stops being a plumbing job and starts being a restoration job with fans in your living room for a week. A cast iron drain that is already thin does not fail politely either, and it usually picks a holiday weekend.
The cheapest version of every one of these is the one where somebody finds it early and tells you the truth about it.
Everything on your side of the meter is yours, including the buried line running to the house.
Pipe lining for pre-1980 homes, and a repipe when lining is not the right call. Every hole we cut gets patched.
Filtration, softeners, iron and sulfur systems, pressure tanks, hose bibs, barn lines, plus septic locating, installs and drain fields.
Businesses that cannot close for a week while somebody digs. Lining instead of trenching, and a little more lead time in the historic district.
We really do. We are based in Hawthorne, which is a short drive east, and our dispatcher groups jobs by area so our truck is already on this side of the county most days. Call 352-377-9447 and you will get a real answer about today's schedule, not a callback promise.
Our service call is $69. That covers coming out and diagnosing the problem, and it is waived on larger jobs. Hidden leak detection is a flat $375, and if we do not find the leak, you do not pay for it. You get the price for the actual repair before any work starts.
That is the most common call we get from town. Run the two minute meter test above. If the dial moves with everything shut off, you have a leak on your side of the meter and it is yours to fix. If the dial is still, call the Town office, because that is a metering or billing question and you should not be paying a plumber to look at it.
You are. The Town of Micanopy is responsible up to and including the meter. Everything on your side of it, including the buried line running to the house, is the property owner's. That is also the line that quietly fails in older yards.
Often, yes. Florida requires a permit to alter, repair, replace or convert a plumbing system, and that includes a water heater changeout. Inside the Town of Micanopy limits there is an extra step: the Town Clerk has to verify zoning compliance before Alachua County will issue the building permit, under an interlocal agreement. A zoning compliance verification is not a permit by itself. Town Hall is open Monday through Thursday, so we plan around that. We pull the permits on our work.
That is exactly what trenchless lining is for. We line the existing pipe instead of trenching through floors and yards, which is the right call for a lot of pre-1980 homes and for the businesses on Cholokka Boulevard that cannot close. When we do have to open a wall, we patch every hole we cut. We do not paint, and we say so up front.
Yes. Filtration, softeners, iron and sulfur systems, pressure tanks, hose bibs, barn and horse waterer lines, plus septic locating, installs, drain fields, replacements and abandonment. We do not do pump-outs or septic inspections, and we will tell you who does instead of stringing you along.
Yes, we take emergency calls. Same number, 352-377-9447, call or text. If you have an active leak right now, shut the water off at the main and then call. Emergency plumber
We cover Micanopy and the 32667 ZIP, plus Evinston, Rochelle, Cross Creek, Island Grove and the acreage along 441 and 234. If you are not sure whether you are inside our range, call and ask. It is a two second answer.
