Why is it so hard to get a plumber to actually come out to Waldo?

Open wall beside an air handler showing a PEX manifold with shutoff valves and PVC drain lines
Wall opened at the air handler closet to run the new manifold and drains.

Waldo is a city of around 850 people sitting where US 301 crosses State Road 24, about fifteen miles northeast of Gainesville. That distance is the whole story. A big shop with six trucks stacked up on the northwest side of Gainesville looks at a Waldo address, does the drive time math on a one hour job, and quietly slides your call down the board. You are not being ignored on purpose. You are just losing an arithmetic problem you did not know you were in.

Then there is the other half of it. Search “plumber in Waldo” and most of what comes back is a template page built by a marketing company in Texas or Utah that has never driven 301. They rent the town name, take your call at a dispatch desk, and sell the lead to whoever bids on it. You end up telling three strangers about your leak before anyone can tell you when a truck is coming, and the truck that finally shows up is a subcontractor who has never been out here either.

We are on the other side of that math. Hawthorne to Waldo is a straight shot, and Kim in our office batches jobs by area so our truck is not crossing the county twice in a day. When we say we cover Waldo, we mean a truck that is already on this side of it.

Not sure it is even a plumbing problem yet? Read the three minute check below before you call anybody.

What goes wrong with plumbing in Waldo homes?

Three different situations, depending on where you sit.

On City water, the problem is usually your side of the meter. Waldo runs its own water plant and pulls from two wells in the Floridan Aquifer, treated with polyphosphate for corrosion control and chlorine for disinfection. The City has posted “Best Tasting Drinking Water 3 Years in a Row” on its own home page, and the annual water quality report backs the basics up. In the most recent report, the 90th percentile lead result at customer taps was 1.2 parts per billion against a federal action level of 15, and copper came in at 0.14 parts per million against an action level of 1.3.

Here is why that matters to you. The City’s own report says plainly that lead in drinking water comes mainly from service lines and home plumbing, and that the City cannot control what materials are inside your house. So if your water tastes metallic, leaves blue-green streaks in the tub, or runs rusty for the first thirty seconds every morning, the water leaving the plant is almost certainly fine. What you are tasting is your pipe. Water testing

Old town, old pipe. Waldo was founded in the 1820s and incorporated as a city in 1859, and it was a railroad town with hotels and a theater before the freezes and the fire took the trade away. A lot of the housing that came out of that era, and out of the decades after it, is still standing and still on its original plumbing. Galvanized steel supply lines rust closed from the inside, which is why the pressure at the far bathroom got weak so gradually you never noticed a day it changed. Cast iron drain line was the Florida standard from the 1920s into the mid 1970s and it corrodes from the inside out over fifty to eighty years. The tells are slow drains in more than one room, clogs that come right back after somebody snaked them, and gurgling when the washer empties. Polybutylene and galvanized replacement and Cast iron pipe lining

Out past the city limits. Once you are off City water, out toward Lake Alto, Santa Fe Lake, Earleton and the acreage along 301 and 1471, you are on a private well and a septic tank. North Central Florida groundwater comes up through porous limestone carrying iron and hydrogen sulfide with it. That is the rotten egg smell, the orange staining on the tub and toilet, and the laundry that never comes out white. Private wells are not regulated, so nobody is testing yours but you. Well water filtration

Metallic taste or rusty water in Waldo? The City’s water report says that usually starts inside the house. Call 352-377-9447.

What happens if you wait on it?

Waiting is what turns a $375 leak detection into an insurance claim. A slow supply leak under a slab does not stop and it does not heal. It softens the ground, it lifts flooring, it finds drywall, and at some point it stops being a plumbing job and becomes a restoration job with fans running in your living room for a week.

Galvanized pipe that is already three quarters closed does not warn you before the last quarter goes. Cast iron that is already thin does not fail politely either, and it tends to pick a holiday weekend to do it.

The cheapest version of every one of these is the one where somebody finds it early and tells you the truth about it.

What plumbing services do you offer in Waldo?

Leak Detection

Our flagship. $375 flat to come out and find it, with equipment instead of guesswork, and we write it up for your insurer if there is a claim. If we don’t find it, you don’t pay.

Slab Leaks

Florida builds on slab, so your supply lines run through concrete with nowhere to look. A warm spot on the floor, a pressure drop, water running with everything shut off. We locate it before anybody breaks concrete.

Water Line Repair

The buried line from the meter to the house is yours, and in older Waldo yards it is usually the oldest pipe on the property. We find it, expose it and fix it.

Drain Clearing

You have a clog and you want it gone today. That is usually about an hour and a half and then we are out of your way.

Drain Cleaning and Descaling

Different animal. A machine with chains and diamond bits mills the inside of an old cast iron line back to smooth. That is a one to two day job and it is what finally stops the clogs that keep coming back.

Water Heaters

Tank and tankless, gas, propane and electric, repaired or replaced. If yours is leaking from the tank itself, it is done, and we will tell you that instead of selling you a repair. Water heater repair

Repipes

Galvanized, cast iron, polybutylene and tired CPVC out, copper or PEX in. Every hole we cut gets professionally patched.

Trenchless Pipe Lining

First Choice Plumbing, NuFlow Certified Contractor. We line the pipe you already have instead of cutting up your floors. Cutting up your house is not the only way to fix a sewer line.

Camera Inspection

Before you spend real money, look at the actual pipe.

Well Water Filtration and Softeners

Air injection and chlorine free systems, iron and sulfur removal, and free water testing. Iron and sulfur removal · Water testing

Septic

Locating, new installs, drain fields, replacements, and abandonment done right.

$69 service call, waived on larger jobs. You get the number for the repair before any work starts.

How do I tell if the problem is the water or my pipes?

If you are on City water you can sort most of this out yourself in about three minutes. No charge, no appointment, and if it comes back clean you just saved yourself a service call.

That tells you there is a leak. It does not tell you where. That part is ours, it is $375, and if we don’t find it you do not pay. And if the dial is dead still but the bill is still high, call City Hall at 352-468-1001 first, because that is a metering or billing question and you should not be paying a plumber to look at it.

Step 1

Run the cold tap you use least, first thing in the morning, and catch a glass of it. That water has been sitting in your pipes all night, so it tells you what your plumbing is doing. Then let it run three minutes and catch another glass. If the first one is rusty, metallic or cloudy and the second one is clear, the water is fine and your pipe is the problem.

Step 2

Check the tub and toilet. Orange or brown staining points at iron. Blue-green staining points at copper corroding. White crust on the aerators points at hardness and scale.

Step 3

Now check for a leak. Shut off every faucet, the ice maker and the irrigation, so nothing in the house is using water. Find your meter at the edge of the property under a plastic lid, clear the face off and look at the dial. If it is still creeping with everything off, water is passing through the meter and you have a continuous leak on your side of it. Write the reading down, wait an hour, read it again, and now you know roughly how fast you are losing water.

That tells you there is a leak. It does not tell you where.

That part is ours, it is $375, and if we don't find it you do not pay.

Can you replace the pipes in an old Waldo house without tearing it apart?

Most of the time, yes, and there are two different ways to get there.

On the drain side, that is what pipe lining is for. We pull a liner through the pipe you already have, cure it in place, and you end up with a new pipe inside the old one without a trench through your floor or your yard. It is a good fit for pre-1980 homes with original cast iron, and for the businesses along 301 that cannot close for a week while somebody digs a trench across the parking lot.

On the supply side, when galvanized has rusted closed there is no lining it, so we repipe. That is where the promise that matters most comes in: we patch every hole we cut. A professional drywall contractor comes behind us and closes it up properly. We do not paint, and we will tell you that up front, but you are not left staring at open studs and a pile of dust after we drive off.

And when lining is the wrong call, we say so instead of selling it. Some lines are too far gone, and pretending otherwise just costs you the price of the lining plus the price of the repipe you were always going to need. Look at the pipe on camera first, then decide. Sewer camera inspection

What if I am on a well and a septic tank outside the city limits?

Then you are our favorite kind of customer, because that is most of what we do east of Gainesville. Wells, pressure tanks, softeners, iron and sulfur systems, hose bibs, barn lines, horse waterers and outdoor kitchens. We will test your water for free and show you the actual numbers before we quote anything, and if what you need is a $400 fix instead of a $4,500 system, that is what we will tell you. We would rather have the next twenty years of your work than one oversold job.

On septic we handle locating, new tank installs, drain fields, replacements, and abandonment when a property gets tied into something else. Here is where we point you elsewhere on purpose: we do not run pump-out trucks and we do not do septic inspections yet. If that is what you need, say so on the phone and we will point you to the right outfit instead of taking your money for something we are not set up to do.

One thing worth knowing before you plan a new system. Alachua County sits inside springs protection areas tied to the Santa Fe River, and new septic on smaller lots can be required to be an enhanced nitrogen reducing system. That changes both the budget and the timeline, so ask about it early rather than after you have a contractor scheduled.

Do you do commercial plumbing in Waldo?

Yes, and 301 through Waldo is exactly the kind of corridor we are built for. Restaurants, convenience stores, shops and the weekend market traffic all run on the same two things: water that stays on and drains that keep up. When either one quits on a Saturday morning, you are not losing a repair bill, you are losing the day.

So we schedule around you instead of the other way around. Restrooms, grease lines, water heaters, backflow-adjacent piping, slow floor drains and old cast iron under a slab can usually be handled before you open or after you close. On drain lines that have been descaled twice and are still failing, lining is often the fix that does not put a trench through your parking lot or shut you down for a week.

Tell us your open hours on the first call and we will build the job around them. Commercial plumbing · Trenchless pipe lining · Drain descaling

The difference is in the details

None of that is a shot at working plumbers. It is a shot at the lead brokers renting your town’s name. Ask any company you call for two things: their license number and their price to come out. If they will not give you both on the phone, you already have your answer. Book a Visit Online

Who is actually coming to your house?

Will Harrod owns First Choice Plumbing and holds the license, CFC1430748. He is not a name painted on a truck. He still runs the estimates himself, and on the bigger jobs he is on site. Mike handles service and drain calls. Ben is coming up behind him. Kim answers the phone and dispatches the day.

That is the whole company, on purpose. Small enough that the owner knows every job on the board, and big enough to show up when you call. If something goes sideways you are not filing a ticket into a queue. You are talking to the man whose license is on the work. Licensing and insurance

Frequently asked questions

We really do. We are based in Hawthorne, which is about twelve miles down the road, and our dispatcher groups jobs by area so our truck is already on this side of the county most days. Call 352-377-9447 and you will get a real answer about today's schedule, not a callback promise.

Our service call is $69. That covers coming out and diagnosing the problem, and it is waived on larger jobs. Hidden leak detection is a flat $375, and if we do not find the leak, you do not pay for it. You get the price for the actual repair before any work starts.

Probably not at the plant. The City of Waldo treats water from two Floridan Aquifer wells and publishes an annual water quality report, and in the most recent one the 90th percentile lead result at customer taps was 1.2 parts per billion against a 15 part per billion federal action level, with copper at 0.14 against an action level of 1.3. The City's own report also says lead in drinking water comes mainly from service lines and home plumbing, which the City cannot control. So a metallic taste or rusty first-draw water usually points at the pipe inside your house.

Shut off every fixture, the ice maker and the irrigation, then look at your meter dial. If it is still moving with everything off, you have a continuous leak on your side of the meter and it is yours to fix. If the dial is completely still and the bill is still high, call City Hall at 352-468-1001, because that is a metering or billing question and you should not be paying a plumber to look at it.

You are. The utility is responsible up to and including the meter. Everything on your side of it, including the buried line running to the house, belongs to the property owner. In older Waldo yards that buried line is often the oldest pipe on the property, and it is a common place for a quiet leak to start.

Usually yes. Florida requires a permit to alter, repair, replace or convert a plumbing system, and that includes a water heater changeout. Which office issues it depends on whether the address is inside the city limits or in unincorporated Alachua County, and a city can add a zoning verification step ahead of the county permit. We confirm the right path for your address before we start, and we pull the permits on our work.

Usually. On drain lines we can often line the existing pipe instead of trenching through floors and yards, which is the right call for a lot of pre-1980 homes and for businesses that cannot close. On supply lines, when galvanized has rusted closed there is no lining it and we repipe, and every hole we cut gets professionally patched by a drywall contractor. We do not paint, and we say so up front.

Yes. Filtration, softeners, iron and sulfur systems, pressure tanks, hose bibs, barn and horse waterer lines, plus septic locating, installs, drain fields, replacements and abandonment. We do not do pump-outs or septic inspections, and we will tell you who does instead of stringing you along.
