Why Do Faucets Wear Out So Fast in Gainesville?

Double bathroom vanity with two chrome widespread faucets set in a cultured marble top over dark wood cabinets
Two widespread lavatory faucets set on a double vanity top.

Because of what is in the water. GRU pulls from the Floridan Aquifer, and the finished water runs about 140 milligrams per liter of hardness, which is roughly 8.2 grains per gallon, at a pH around 8.6. That is moderately hard. It is perfectly safe to drink and it is murder on the small moving parts inside a faucet. Calcium bonds to the valve seat and the aerator screen, the water passage narrows, pressure inside the faucet body goes up, and the cartridge and the seals wear out compensating for it. A cartridge that should give you eight or ten years starts dripping in four. A finish that should look good for fifteen years dulls in eight.

If you are on a private well out toward Hawthorne, Melrose, Windsor or northern Marion County, it is a different fight with the same result. The aquifer is naturally high in iron and sulfur out here, and iron will stain a new sink and grind up a cartridge just as fast as calcium will. That is also where the rotten egg smell comes from, and no faucet is going to fix that. Well water filtration

Then there is the age of the house. Gainesville did most of its growing in the 1960s and 70s, so a lot of the sinks we work under still have the original angle stops. Those little shutoff valves under the cabinet are the part nobody thinks about until the day they will not turn.

We test water for free, so if your fixtures keep failing early, we can tell you whether it is the faucet or the water. Free water testing

How Much Does Faucet Installation Cost in Gainesville?

It is a flat $69 for us to come out, look at it, and tell you what it actually is. That fee is waived when the work turns into a larger job. You will hear the price for the repair or the replacement before anybody touches anything, and you can say no.

Nationally, a straightforward faucet swap runs in the low hundreds of dollars for labor, and a plumber can usually do it in about an hour when the shutoff valves cooperate. That is a useful ballpark, not our price sheet, and it assumes the easy version of the job. What moves the number is what we find under the cabinet: a shutoff that will not reseal, a supply line that has to be rerun, a sink that was set with the wrong tailpiece, or a deck that was drilled for a fixture nobody makes anymore.

We do not quote a fixture job over the phone and then change it in your kitchen. We quote it in your kitchen.

Who Is Coming to Your House

First Choice Plumbing is locally owned. Will Harrod is the owner and the license holder, Florida Certified Plumbing Contractor CFC1430748. Mike runs the service calls and the drain work. Ben is coming up behind him. Kim answers the phone and dispatches. That is on purpose. Will still writes the estimates himself, because a homeowner should be able to look the person who priced the job in the eye. The techs who come into your home are background checked. They put down a drop cloth, they clean up the cabinet, and they take the old fixture with them. We are not a franchise and there is no call center.

What We Install and Repair

Kitchen faucets

Pull-downs, bridge faucets, bar and prep faucets, touchless units, and the separate soap and air gap fittings that come with them. We set the deck plate, run the supplies, and check the whole thing under pressure before we pack up.

Bathroom faucets and vanities

Single hole, centerset and widespread, plus pop-up drains and P-traps. If the vanity is being swapped too, we handle the plumbing side of it.

Sinks and drains

Drop-in, undermount and farmhouse sinks, basket strainers, tailpieces and trap arms. We do the plumbing scope. Countertop cutting and tile are handled by your fabricator or your tile contractor.

Shutoff valves and supply lines

Old angle stops that will not close, corroded compression fittings, and cracked braided supplies. This is the quiet half of fixture work and it is the half that floods cabinets.

Dripping and running fixtures

Cartridges, stems, seats and O-rings. Sometimes the honest fix is a part, not a fixture.

Toilets

Repair, rebuild and replacement, including running and rocking toilets.

Garbage disposals

Install, replace and unjam, residential and commercial.

Shower valves, pans and drains

Mixing valves, proportioning valves, diverters and shower drains.

Remodel fixture packages

If you are redoing a bathroom, we price the plumbing scope and coordinate with your tile partner.

Do You Actually Need a Plumber for This?

Sometimes, no. We would rather tell you that up front than take $69 for something you could have handled with a wrench and ten minutes.

If the water coming out of your kitchen faucet has gone weak and sputtery but everything else in the house is fine, unscrew the aerator off the end of the spout and soak it in white vinegar overnight. Around here that is the fix more often than people expect, and you should be doing it about once a year anyway. If your faucet drips from the spout, that is usually a worn cartridge, and if you can find the model number and you are comfortable shutting off the angle stops, it is a part swap.

Call us when the shutoff valve under the sink will not turn, when the supply line or the fitting is what is wet, when the handle is loose at the base, when you have already tried the cartridge and it still drips, or when you are staring at a rusted nut in a dark cabinet at an angle no human arm was designed for. That is our whole day.

What Happens When You Call

Call or book, and talk to a person.

Kim answers the phone and dispatches, and she batches jobs by area so we are not driving Hawthorne to Gainesville and back. Tell us what the fixture is doing and roughly how old the house is.

We come out for a flat $69 and find the real problem.

That includes looking at the shutoff valves and the supplies, not just the fixture, because that is where the surprise usually lives. You get the price before we start.

We fix it, we clean up, and we patch what we cut.

Most fixture work is done in one visit. If we had to open a wall or a cabinet back to get at something, a professional drywall contractor patches it. We do not paint, and we will tell you that before we start, not after.

What a Small Drip Turns Into

Fixture leaks are patient. A supply line that weeps a drop an hour does not make a puddle, it makes a damp cabinet floor, and the particle board swells before anybody notices. By the time the bottom of the cabinet is soft, the leak has usually been running for months.

The worse version is the one that happens all at once. An old angle stop that has not been turned since 1974 gets bumped by a box of dish soap, the packing lets go, and now you have water coming out of a valve you cannot shut off because that valve was the shutoff. That is the call we get at 2 a.m., and we answer it.

The version nobody sees coming is the one under the slab or behind the wall, where a fixture was never the problem at all. If your water bill jumped, if you hear water running with everything off, or if the floor has a warm spot, stop looking at the faucet. Leak detection

Do You Do Commercial Fixtures?

Yes, and it is a real part of what we do rather than something we tolerate. Restaurants, offices, salons, shops and rental property all run the same fixtures a house does, except they run them a hundred times a day on the same hard water. Commercial faucets and disposals do not fail differently, they just fail sooner, and the cost of the failure is not a wet cabinet, it is a closed restroom or a kitchen that cannot pass a health inspection.

We handle restroom lavatory faucets and flush valves, prep and three-compartment sink fittings, commercial disposals, mop sink faucets, hose bibs and the shutoffs behind all of it. If you own or manage rental property around Gainesville, we can knock out a list of fixture punch items in one scheduled visit instead of a month of separate calls. Scheduling is coordinated so we work around your open hours where we can. Commercial plumbing

What It Looks Like Done Right

The handle moves the way it is supposed to. The spray head goes back in the dock and stays there. There is no drip at 11 p.m. when the house is quiet, and no towel folded under the trap. The cabinet floor is dry and it stays dry, because somebody actually looked at the supply lines while they were down there. You know what it cost before it started. The old fixture went out in our truck, not in your garage. Nothing got left for you to finish. That is a small job done properly, and it is worth exactly as much attention as a big one.

Frequently Asked Questions

It is a flat $69 for us to come out and diagnose it, and that fee is waived if the work turns into a larger job. You get the full price for the repair or the replacement before anything starts. We do not price fixture work sight unseen, because the shutoff valves and supply lines under the sink are what usually change the number.

A straightforward kitchen or bathroom faucet swap is usually about an hour, and most of our fixture calls are done in a single visit. It takes longer when the old shutoff valves will not close, when a supply line has to be rerun, or when the sink deck was drilled for a configuration the new fixture does not match.

Yes. Plenty of people pick out their own fixture and just want it put in correctly. Our two year warranty covers our labor, and the fixture itself carries whatever warranty the manufacturer gives it. If we think the unit you bought is going to give you trouble, we will say so before we install it rather than after.

Sometimes, and we check them every time. In a lot of Gainesville homes those angle stops are original, and a valve that has not been turned in forty years often will not close or will not reseal once it is moved. If yours needs replacing we tell you and quote it before we do it. It is never a surprise on the invoice.

Usually mineral scale, sometimes debris. Our water runs moderately hard, around 8.2 grains per gallon on GRU, and calcium gets into the cartridge and the aerator faster than most people expect. Debris left in the lines from other work can also chew up a new cartridge. If a faucet under a year old is dripping, the fix is normally a part, not another faucet.

Often, yes, and we would rather do that when it is the right call. Cartridges, seats, stems and O-rings are all repairable. Replacement makes more sense when the fixture is a discontinued model with no parts available, when the body itself is corroded through, or when you are replacing it for looks anyway.

Yes, and a lot of our fixture work is out on wells around Hawthorne, Melrose and northern Marion County. Iron and sulfur are hard on faucets and they will stain a new sink. We test water for free, so if fixtures keep failing early we can tell you whether treating the water would save you money over replacing hardware every few years.

Yes. Restaurants, offices, salons, shops and rental property. We service restroom lavatory faucets, prep and three-compartment sink fittings, commercial disposals, mop sink faucets and the shutoffs behind them, and we schedule around your open hours where we can.
