Why is plumbing different up here on the ridge?

plumbing
plumbing

Because Keystone Heights is not flat Florida. The town was laid out in the 1920s land boom on the sandhills, some of it more than 150 feet above sea level, and that elevation is exactly why the lakes are here and why the water under your feet behaves the way it does. The sand drains fast, the aquifer sits deep, and the lake levels have swung hard for forty years. Lake Brooklyn bottomed out around 85 feet in 2004 and Lake Geneva around 81 feet in 2012.

Now stack the houses on top of that. You’ve got 1920s and 1930s cottages, a wave of 1950s through 1970s lake homes with cast iron drains and galvanized supply, and newer builds sitting on five acres with their own well and their own tank. Very little of it is on a city sewer.

So a plumbing call here is never just a plumbing call. A leak isn’t a line item on a utility bill, it’s a pump cycling all night and a pressure tank wearing itself out. A slow drain isn’t the county’s problem, it’s your tank, your drain field, or eighty year old pipe under the slab. And a water heater swap isn’t a quick unpermitted favor, because whether you’re inside the city limits or out in the county changes who has to sign off on it.

You shouldn’t need a degree in local geology to get a straight answer about your own house. That’s our job, not yours.

Do you install septic systems and drain fields around Keystone Heights?

Yes, and here’s exactly where the line is, because you deserve a straight answer before you spend an afternoon on the phone.

We do: new septic installs and replacements, drain field installs and replacements, locating a tank nobody can find, and abandonment and decommission when a property goes onto a new system. Locating comes up constantly out here, because on a lake property the tank is under thirty years of pine straw and the last person who knew where it was sold the place in 1998.

We don’t: pump-outs, septic inspections, or pulling an old tank out of the ground. We’re not going to fake it. We work with a local partner company for pump-outs and we’ll hand you straight to them, no markup and no runaround.

Two things worth knowing before you plan a new system here. Sandy sandhill soil usually percolates well, which is good news, but the design and the permit still run through the county health department, not the building office. And this part of North Central Florida sits inside springs protection areas, which can require an enhanced nutrient reducing system rather than a conventional one. That changes the design and the budget, and we’ll tell you on the front end instead of after you’ve committed. The full septic overview is here.

Who's actually coming to your house?

First Choice Plumbing is locally owned. Will Harrod owns it and holds the license, Florida Certified Plumbing Contractor CFC1430748. Mike runs the service and drain calls and is background checked. Ben is coming up behind him. Kim answers the phone and does the dispatching, and she batches the lake region work geographically instead of bouncing one truck back and forth to Gainesville all day.

Will still does the estimates himself. That’s on purpose. When the owner is standing in your yard, you’re not dealing with somebody collecting money behind a curtain, and you know exactly who to call if something isn’t right.

We’re not a franchise and we’re not owned by an investment group three states away. We’re a small hometown crew, and we plan on still being here when your kid buys a place out by the lake.

Are you inside the city limits, and why does your permit care?

Keystone Heights is an actual incorporated city, chartered back in the 1920s, and it’s small. The city limits are tight, so plenty of addresses with a Keystone Heights mailing address are really in unincorporated Clay County. That one detail changes how your job gets permitted.

Inside the city, a building permit is reviewed and approved by the City of Keystone Heights Public Works Director first, and then it goes to Clay County. Outside the city limits, it goes straight to the county. Same work, two different paths, and the wrong one costs you a week.

This is not optional paperwork. Florida requires a permit to alter, repair, replace or convert a plumbing system, and a water heater changeout counts. Septic is its own track again, permitted through the county health department rather than the building office, and parts of this region sit inside springs protection areas that can require a nutrient reducing system on a new install instead of a conventional one.

We sort out which side of the line you’re on before we touch anything, and we pull the permit under our license, CFC1430748. You don’t chase it, you don’t guess, and you don’t discover at closing that the water heater somebody swapped in 2019 was never inspected.

County by county detail is here: Clay County, Bradford County, Putnam County and Alachua County.

Why does my well water smell like rotten eggs, and why is the pressure dropping?

The smell and the pressure are two different stories, and it’s worth knowing which one you have before anybody sells you anything.

The smell is usually hydrogen sulfide. This whole region draws from the Floridan Aquifer through porous limestone, and that water comes up naturally high in iron and sulfur. Iron is the orange ring in the toilet tank, the rust streaks on white laundry, and the stain in the tub you can’t scrub out. Neither one means your well is broken. It means your water needs treating.

Pressure is a different animal up here. The sandhills are a recharge area and the static water level sits deep. Levels in this area have been low enough for long enough that the St. Johns River Water Management District built the Black Creek Water Resource Development Project, which sends treated high flow water down Alligator Creek into Lake Brooklyn to recharge the Upper Floridan aquifer. So if your pressure is falling off, the honest first question is whether it’s the pump, the pressure tank, the well itself, or a leak you can’t see. Those are four different repairs.

A private well in Florida isn’t regulated the way a utility is, so nobody is testing yours but you. That’s why we test for free before we quote anything. Iron and sulfur usually get an air injection system with a gas off tank, which is a chlorine free approach. Hard water gets a softener, generally two media tanks plus a brine tank. The full picture on a whole house system is here.

One thing worth knowing even if you never call us. If the rotten egg smell only shows up in the hot water, it’s usually the water heater and often just the anode rod. That’s a much smaller fix, and we’ll tell you so.

Pressure dropping?

The pump, the pressure tank, the well itself, or a leak you can't see. Four different repairs, and we diagnose before we sell you anything.

Do you have to dig up my yard or cut up my floors?

Usually not, and cutting up your house has never been the only way to fix a drain line.

If your house went up before about 1980, the drains under it are probably cast iron. Cast iron doesn’t fail all at once. It scales shut from the inside, a little at a time, until the day it doesn’t drain. First we look, with a camera, so we’re working off a picture instead of a guess.

Then there are two honest paths. If the pipe still has good wall left, we clean it properly. That’s a machine with chains and diamond bits that mills the inside back to bare metal, and it is not the same thing as running a snake through a clog. If the pipe is past that, we line it. First Choice Plumbing is a NuFlow Certified Contractor, and NuDrain epoxy lining rebuilds the pipe from the inside without trenching your yard or opening your slab.

And when we do have to open a wall, we patch every hole we cut. A professional drywall contractor does the patch. We don’t paint, and we’ll tell you that up front.

What it looks like when it's handled

The water is clear, the laundry stays white, and nobody says a word about the smell in the guest shower. The pump kicks on when somebody actually uses water and stays quiet the rest of the day. The tub drains while you’re still standing in it.

The wall we opened is patched and painted over and you’d have to be shown where it was. The permit is closed out under our license, so nothing surprises you at inspection when you sell the place in eleven years. And you have one number in your phone for the well, the tank and the pipes, answered by somebody who already knows whether your driveway is in the city or the county.

What does waiting actually cost out here?

A hidden leak on a private well never shows up as a bill, so there’s no monthly reminder that it’s happening. It just runs. The pump keeps cycling, the pressure tank wears out years early, and the water goes somewhere, usually under the slab or into a wall, quietly, for months.

A drain field that’s giving up starts with soggy ground and a slow tub, and replacing one is a permitted job with a design behind it, not a same day fix. Cast iron that’s already scaling shut keeps closing until the day nothing drains at all, and that day is never convenient.

None of that is meant to scare you. It’s just the arithmetic of an older house on a well and a tank.

Frequently Asked Questions

Clay County, in the southwest corner of it. The lake region butts right up against Bradford, Putnam and Alachua counties, so plenty of people who shop and go to church in Keystone Heights actually live over one of those lines. It matters for permits and for septic, so it's the first thing we check.

Yes. Florida requires a permit to alter, repair, replace or convert a plumbing system, and a water heater changeout counts. If your address is inside the Keystone Heights city limits, the permit is reviewed and approved by the City Public Works Director and then submitted to Clay County. If you're in unincorporated Clay County, it goes straight to the county. We pull it under our license, CFC1430748.

It's one of four things, and they're four different repairs: the pump, the pressure tank, the well itself, or a leak on your side that you can't see. This area sits on the sandhills where the aquifer runs deep, and lake and aquifer levels here have been low enough for long enough that the water management district built a recharge project for it. We'd rather diagnose it than sell you a pump you didn't need.

That's hydrogen sulfide, and it's common here because the Floridan Aquifer runs through porous limestone. If the smell is in the hot and the cold water, it's the well, and it usually takes air injection with a gas off tank. If it's only in the hot water, it's usually the water heater and often just the anode rod, which is a much smaller fix.

$69. That's the trip charge, it's the same here as it is in Hawthorne, and it's waived on larger jobs. Leak detection is its own flat price at $375, and if we don't find the leak, you don't pay for it.

Yes. New installs, replacements, drain fields, locating a buried tank, and abandonment when a property goes onto a new system. We don't do pump-outs, inspections or pulling old tanks out, and we'll hand you straight to a partner for the pump-out instead of pretending otherwise.

Usually, yes. We camera the line first, then either mill it clean with a descaling machine or line it from the inside with epoxy. First Choice Plumbing is a NuFlow Certified Contractor and the lining product is NuDrain. Cutting up your floors is not the only way to repair a drain line. Cast iron pipe lining

There's an emergency line after hours and on weekends, and Will or Mike is on the rotation. If you've got water running and can't stop it, shut off the main or the well pump breaker first, then call us at 352-377-9447. Emergency plumber

Do you cover the rest of the lake region?

We do. Keystone Heights is one stop on a route that already runs through Melrose, Interlachen, Hawthorne, Waldo and Starke. So if you’re out toward Lake Geneva, Lake Brooklyn or off the highway on acreage, there’s a good chance we’re already going to be near you this week.

If you’re not sure whether you’re inside our map, call and ask. The worst thing that happens is we tell you honestly that you’re outside it and point you toward somebody who isn’t. See every city and county we cover: Where We Serve in North Central Florida
